- No past evictions or outstanding balances owed to previous landlords

Work out the income requirement for your apartment
Multiply the listed monthly rent by 2.5. For example, an apartment renting for $1,200 requires at least $3,000 in monthly income under the stated standard. Ask the office which income documents to provide and how household income is assessed.
The application fee is $65. Review the fees and deposits as well, so you can plan for the costs that follow approval.

What if my credit score is below 550?
Contact the leasing office before paying the application fee. Zenrock’s selection plan includes a conditional pathway for scores of 500 or below, no credit, or an ITIN at eligible properties, with a half-month deposit, a half-month non-refundable administration fee, and a $150 risk fee. The office must confirm whether this pathway applies at LaVida. Scores of 501 to 549 also need individual clarification. All other screening and income requirements still apply.
How is the background check assessed?
A background check is part of the application. Ask the office for the screening criteria and how rental history is reviewed before submitting your information.
Is the application fee refundable?
The application fee is $65. Confirm the refund policy with the office before paying, including what happens if an application is declined.
